Sue Stark Real Estate Monthly Housing Report for April 2012


February home sales rose for the eighth straight month, with existing home sales up 15.6 percent from February 2011, according to the latest monthly report by the Wisconsin REALTORS® Association (WRA). Home prices were down in February, but by a modest 1.7 percent, to $115,000 compared to one year ago. Existing home sales grew in every region of the state in February.

The 1st quarter of 2012 has certainly been busy.  Surprisingly all of my business this year to-date has been in the Townhouse market which has been very quiet over the last two years.  I have been experiencing multiple competing offers on a regular basis.  Inventory is low and places priced right and good condition are moving quickly.

How To Get Your Home Ready To Sell


Spring is here (in fact it has been in Madison Wisconsin for a few weeks now) and that means people are getting their homes ready to put on the market.  I am often asked for staging suggestions and ideals.  Typically this begins with cleaning, cleaning, cleaning.  When you think it looks spotless clean it one more time.  You would be amazed on what a difference this can make. This includes a full spring cleaning and don't forget to have the carpets professionally cleaned as well.


The next thing on the agenda is ORGANIZATION.  This is key.  Especially for closets and the pantry.  True Story.  One of my listings did not believe me (go figure) and did nothing to organize the master bedroom closet or the walk-in pantry.  The feedback from the first tour was that the master bedroom closet and the walk-in pantry were too small.

Solution:  Remove 2/3 of items from the closet and box up.  Plastic tubs that are labeled are best incase you need to retrieve something.  Pantry was organized with labels plastic containers and baskets (everything).

Result:  Next showing comments were that the buyer was amazed on how much space there was in the master bedroom closet and walk-in pantry.  (Seller was now a firm believer and repeated the process to each closet in the house.) And yes it did sell for top dollar very shortly after this.  In-fact we had competing offers.
